Terms of service

These terms govern your use of Listing Studio, run by Listing Studio. By creating an account or using the service you agree to them. If you do not agree, do not use the service.

The service

Listing Studio helps real-estate agents turn property details and photos into public listing pages, QR codes, tours and marketing copy. Features may change, and some features described on our site are planned and not yet available.

Your account

• You must be an adult and provide accurate information.
• Keep your password secure. You are responsible for activity under your account.
• Tell us promptly if you suspect unauthorized access.

Your content and your responsibilities

You own the content you add (listing details, photos, text, logos). You give us permission to store, process and display it as needed to run the service, including on public pages you choose to publish.

• You confirm you have the right to use every photo, logo and tour you add, including any rights from photographers, brokerages or an MLS.
• You are responsible for the accuracy of what you publish and for following the laws and rules that apply to your listings, including fair-housing, advertising, licensing, MLS and brokerage rules and any required disclosure of digitally altered or AI-generated media.
• Your brokerage and state may have their own rules about marketing, such as requiring approval, specific branding or templates, your brokerage name, your license number or other disclosures, and may limit which tools you can use. Following those rules is your responsibility. Listing Studio does not check them for you and is not affiliated with or approved by any brokerage, MLS or real-estate association.
• Do not upload unlawful, misleading, infringing or harmful content, and do not use the service to harass people or send spam.
• Do not try to break, overload or gain unauthorized access to the service or other accounts.

AI-generated drafts

Our AI features produce drafts from the facts and words you provide. They can make mistakes. Nothing is published until you review and approve it, and you remain responsible for it. Photo tours show your real photos; they are not 3D models. 3D tours shown on a page come from a third-party scan you provide.

Visitors’ inquiries

Messages visitors send through your page are delivered to you. You agree to use that information only to respond to the inquiry and in line with applicable privacy and anti-spam laws.

Third-party services

The service works with other providers (for example for hosting, AI, email and 3D tours). Their services are subject to their own terms. We are not responsible for third-party services.

Fees

Listing Studio is a paid subscription, billed monthly through our payment provider, Stripe. The price is shown before you pay. Your subscription renews automatically each month until you cancel, and you can cancel at any time from the Billing page; you keep access until the end of the period you have paid for. If a payment fails, your listing pages are taken offline and you cannot create or edit listings until payment is updated; your saved listings and photos are kept so you can pick up where you left off. We may change prices with advance notice. Any advertising spend you authorize with an ad platform is between you and that platform and is not part of your subscription.

Ending your use

You may stop using the service and delete your content at any time. We may suspend or end access if these terms are broken or to protect the service or others. Unpublished and deleted content may be removed permanently.

Disclaimers

The service is provided “as is” and “as available”, without warranties of any kind to the fullest extent allowed by law. We do not guarantee that it will be uninterrupted or error-free, or that any listing will generate leads or sales. We are not a real-estate broker, and nothing here is legal, financial or real-estate advice.

Limit of liability

To the fullest extent allowed by law, we are not liable for indirect, incidental, special or consequential damages, or for lost profits, leads or data, and our total liability for any claim is limited to the amount you paid us in the 12 months before the claim (or $100 if you paid nothing). Some places do not allow these limits, so they may not fully apply to you.

Changes and governing law

We may update these terms and will post the new date above; continuing to use the service means you accept the changes. [governing law to be added before launch]
