Listing Studio

Privacy policy

Last updated October 1, 2026

Listing Studio (“we”, “us”) runs Listing Studio, a tool that helps real-estate agents create listing pages, photo and 3D tours, QR codes and marketing copy. This policy explains what information we collect, why, and the choices you have.

Two kinds of people use the service

  • Agents create an account and build listings.
  • Visitors view an agent’s public listing page and may send the agent a message or showing request.

Information we collect from agents

  • Account details: email address, password (stored only as a secure hash by our sign-in provider), name, brokerage, phone, website, license number and state, and an optional profile photo and logo.
  • Listing content: addresses, prices, property facts, descriptions, photos, captions, private notes, and tour links you add.
  • Text and voice you give us to describe a property. Voice recordings are sent to a transcription service to turn speech into text and are not kept by us.
  • Branding choices (color, style) and notification preferences.
  • Billing status: whether your subscription is active, and its renewal date. Payment card details are handled only by Stripe.

Information we collect from visitors

  • If you use the contact or showing-request form: your name, email, optional phone number, optional preferred time, optional message, and which listing it was about. This is sent to the listing agent.
  • An anonymous visit count for each listing page, with only the way you arrived (QR code, shared link, or web). We do not store your IP address, device details or any identifier for this counter, and it uses no cookies. Our hosting provider may keep standard server logs, which can include IP addresses, for security and reliability.

How we use information

  • To provide the service: show listing pages, generate drafts you review, and deliver visitor messages to the right agent.
  • To email an agent when a visitor sends an inquiry (agents can turn this off in Settings).
  • To keep the service secure and prevent abuse such as spam submissions.
  • To meet legal obligations.

We do not sell personal information, and we do not use visitor details for advertising.

Visitor messages and the agent

When a visitor writes to an agent, the agent receives that information and is responsible for how they use it. Agents should treat it only as needed to respond to the inquiry.

Service providers we rely on

We use trusted providers to run the service. They process information only on our behalf:

  • Supabase: sign-in, database and file storage.
  • Hosting provider (for example Vercel): serving the website.
  • AI providers: when AI features are on, listing facts and your description text (and, for photo labeling, reduced-size photos) are sent to Anthropic to draft copy and suggest room labels; voice recordings are sent to OpenAI for transcription. Drafts are always reviewed and approved by the agent before publishing.
  • Stripe: handles subscription payments. Your card details go directly to Stripe on its own page and are never seen or stored by us; we keep only Stripe’s customer and subscription identifiers, your plan status and renewal date.
  • Email provider (for example Resend): to send inquiry alerts to agents.
  • Google Drive and Dropbox: if an agent chooses “Import”, they sign in on Google’s or Dropbox’s own window and pick files, which download into their browser. We access only the files they pick, and we do not receive or store their Google or Dropbox sign-in.
  • 3D tour providers (Matterport, Polycam, Kuula): if an agent adds a 3D tour and a visitor starts it, the visitor’s browser connects directly to that provider, which has its own privacy policy.

If we add advertising or social-media features (for example connecting an agent’s Meta account), we will update this policy and ask for the agent’s permission through that provider’s official sign-in. We never ask for or store social-media passwords.

Cookies and local storage

Agents’ signed-in sessions use cookies that are necessary for the service to work. Public listing pages set no cookies. Your browser may remember in its session storage that you have already been counted as a visitor, so one visit is not counted repeatedly; this never leaves your device.

How long we keep information

We keep information while an account is active. Agents can delete a listing, photos or inquiries at any time, and deleting a listing removes its photos and related visits and inquiries. If an account is closed, its data is deleted, except where we must keep something to meet legal obligations or resolve disputes.

Security

Each agent’s private data is isolated from other agents’ accounts. Connections use encryption in transit, and access keys are kept on the server. No system is perfectly secure, so we cannot guarantee absolute security.

Your choices and rights

You can ask us to access, correct or delete information about you, or to stop contacting you, by writing to [contact email to be added before launch]. Agents can also edit or delete most information directly in the app. Depending on where you live (for example California), you may have additional rights under local law; we will honor valid requests.

Children

The service is for adults. It is not directed to children under 13, and we do not knowingly collect their information.

Changes

We may update this policy. The date at the top shows when it last changed, and we will give notice of significant changes.
